Our most successful experiment.
This investment apartment was purchased by one of our existing investors at the beginning of 2016. He had two units managed by us, and with the proceeds from short-term rentals, he purchased another. This apartment was the first time we successfully tested experimental amenities.
Renovation.
The unit was quite large, with 2 bedrooms and a large bathroom. We decided that the layout of this apartment could be changed to allow comfortable accommodation for up to 12 people. We also relocated the shower in this apartment so that we could build a large infrared sauna for 6 people. Another creative solution was to use the large living room and put a pool table in there. The renovation took a long time, but it was worth it and we managed to finish the apartment before Christmas and New Year's Eve – we got our first reservations before the photos were published.
Short-term rental.
Thanks to our designed layout, we were able to comfortably accommodate up to 12 people in the unit. The apartment is located in Prague 1, a short walk from Wenceslas Square, and has an average annual occupancy rate of over 90%. Why? Because of our Airbnb and Booking profile, tasteful interior, sophisticated pricing tools, nice details like billiards and infrared sauna, professional photos, great customer and technical service.
Interesting facts.
This apartment is one of the most profitable apartments in Prague, in terms of CZK/m2. People were booking 14 months in advance, so we decided to allow booking only 5 months in advance, which increased sales by 15%.
